Concrete and Clay Tile Roofing

Concrete and clay tiles are the most common roofing material on properties built from the 1950s onwards across the Forth Valley. They are durable, cost-effective and available in a wide range of profiles and colours. We install and replace tile roofs on both residential and light commercial properties throughout Alloa and Clackmannanshire.

A tile re-roof involves stripping the existing tiles, inspecting and replacing the felt membrane and battens where necessary, then laying new tiles with proper headlap, sidelap and fixing patterns to meet current building standards. We use breathable roofing membranes as standard, which improve ventilation in the roof space and help prevent condensation problems.

For tile repairs, we replace cracked, slipped or broken tiles individually, re-bed and repoint ridge tiles, and repair verge and hip details. We keep stock of the most common tile profiles used in central Scotland so repairs can often be carried out quickly without waiting for special orders.

What to Expect From a Full Re-Roof

A full re-roof is a significant job, but it does not need to be stressful. We manage the whole process from scaffolding to completion and keep you informed throughout. Most domestic re-roofs in Alloa and the surrounding area take between three and five working days depending on the size of the roof and weather conditions.

Before any work starts, we carry out a thorough inspection and provide a detailed written quote that breaks down the materials, labour and timescale. We explain what is included and what is not, so there are no surprises on the day. If we discover any additional issues during the strip (such as rotten timbers), we discuss them with you and agree the cost before proceeding.

Slate and Tile Roofing Questions

A quality natural slate roof can last 100 years or more if properly maintained. Welsh and Scottish slates tend to last longer than imported alternatives. The felt and battens underneath typically need replacing every 40 to 60 years even if the slates themselves are still sound.

A full tile re-roof on a typical semi-detached property costs between 5,000 and 10,000 pounds depending on the size of the roof, the tile chosen, and the condition of the timber structure. Slate re-roofs tend to cost more due to material costs. We provide a detailed written quote after inspection.

In most cases, yes. We source both reclaimed and new natural slates and take care to match the size, thickness and colour of your existing roof. For some very old or unusual slates, sourcing an exact match may take a little longer but we will always discuss this with you upfront.

It depends on the overall condition. If a few tiles or slates have slipped or cracked, individual repairs are usually all that is needed. If the felt is failing across the whole roof (you may see dust or daylight in the loft), a strip and re-roof is usually more cost-effective than repeated patching.

Traditional ridge tiles are fixed with a sand and cement mortar that cracks and fails over time. A dry ridge system uses mechanical fixings and a roll-out membrane instead, which lasts longer and allows the roof to breathe. We fit dry ridge as standard on all new tile roofs and can retrofit it to existing roofs.

Most domestic re-roofs take three to five working days depending on the size and complexity of the roof and the weather. We give you a clear timeline as part of the quote. If the job is weather-dependent, we will keep you updated on any delays.
