Leaking or Misted Roof Window? Repair First, Replace If Needed
A roof window is only as good as the flashing around it. Most of the leaking Velux windows we are called to in Alloa and Clackmannanshire have nothing wrong with the window itself: the flashing kit was fitted badly, the apron has lifted, or the tiles around it were never cut back to the right gap. In those cases a repair by a roofer is far cheaper than a new window.
Misted glass is a different problem. Once the seal on a double-glazed unit fails, condensation forms between the panes and will not clear. On many newer VELUX windows the glazing unit can be replaced on its own; on older or heavily weathered frames a full replacement usually makes more sense. Sticking hinges, broken handles and perished seals can also be sorted without replacing the window.

We cut and trim the rafters correctly, fit the frame square and level, and use the manufacturer's flashing kit matched to your roof covering, whether that is slate, plain tile or interlocking concrete tile. The tiles or slates are then cut and dressed back to the window so the whole detail is watertight and looks like it was always there.

Roof Windows as Part of a Re-Roof or Repair
If your roof is due for work anyway, adding or replacing roof windows at the same time saves money, because the scaffolding is already up and the roof covering is already open. How much does it cost to fit a Velux window in Alloa?
It depends on whether it is a like-for-like replacement or a brand new opening, the size and type of window, the roof covering and the access needed. A replacement in an existing opening is the simpler job; a new opening adds rafter trimming and an internal lining. We quote in writing after a look at the roof.
Can you repair a leaking Velux window without replacing it?
Usually, yes. Most leaks are caused by the flashing, the apron or the tiles around the window rather than the window itself, and those can be repaired. If the frame has rotted or the glazing seal has failed on an old unit, replacement is often the better long-term choice. We will tell you which after inspecting it.

Do I need scaffolding to replace a roof window?
Not always. A like-for-like replacement can often be done from inside the loft with a roof ladder for the external flashing. A new opening, a large window or work on a steep or high roof normally needs a scaffold tower for safety, and we include that in the written quote.
Will a roof window need planning permission?
For most houses in Scotland a roof window is permitted development and no application is needed. Flats, listed buildings and homes in conservation areas can be different. If your property falls into one of those groups we will say so and point you to the right people at Clackmannanshire Council before any work starts.
